The Photo Shoot Process

Every stunning property listing starts with a great photo shoot, but what does it really take to capture the perfect images? From meticulous planning to expert photography and strategic marketing, a lot happens behind the scenes to ensure every home is presented in its best light. In this episode, we’re taking you through our detailed process—showing you how we prepare, shoot, and launch a home to the market with top-quality visuals that grab buyers’ attention.

Preparation: Setting the Stage

Before the shoot, Simon and our marketing expert, Michelle, meet with the sellers to discuss styling options. Some homes only need minor enhancements with accessories and decor we provide, while others benefit from full professional styling. During this discussion, they also assess whether the property needs cleaning or if the gardens require attention to ensure everything looks its best. Once the home is ready, we coordinate schedules between the seller, our team, and Open2View, our trusted photography partners, ensuring the shoot is timed perfectly.

Timing is Everything

Especially for twilight photos. These must be scheduled precisely with the sunset to capture the home in the most flattering light. For waterfront properties, we even align the shoot with high tide to maximise the impact of the stunning views.

The Shoot Day: Bringing it All Together - Creating Emotion & Mystery

The photographers work their magic, capturing every angle and detail to highlight the home’s best features. In addition to still photos, we create engaging reels and Property videos, offering dynamic walkthroughs that allow buyers to connect emotionally with the property. Floor plans are also carefully designed and included in the marketing materials, giving buyers a clear understanding of the home's layout and flow.

While we highlight key features, we intentionally leave room for discovery and a touch of mystery—enticing buyers to attend the inspection and experience the home’s charm firsthand. Nothing beats the magic of seeing a property in person and falling even more in love.

The Final Touch: Selecting the Best Shots

Once the photos are received, Michelle meticulously reviews them, selecting only the best for marketing. She ensures every image is inviting and truly represents the property at its finest. The final images are then uploaded to our CRM, ready for launch. The video content is also reviewed to ensure it meets our high standards—any necessary edits or removals are requested before the final version is approved. Music is then carefully selected and added to enhance the viewing experience. At the same time, Michelle crafts a compelling description to grab buyers' attention and create an emotional connection with the home. She also highlights key features that can't be seen in the photos, ensuring potential buyers get a full sense of what makes the property special.

Launching to the Market

With the listing polished and perfected, it’s ready to hit the market. Our team utilises all major real estate platforms to ensure maximum exposure, turning the hard work behind the scenes into stunning results that attract buyers and drive successful sales.
